What counts as an HVAC emergency
If you’re seeing any of these, call. If you’re not sure, call anyway — two minutes on the phone beats a night without heat.
No heat in freezing weather
Furnace or heat pump down with outdoor temps near or below freezing — pipes, plants, and people at risk. This goes to the top of the board.
No cooling in a heat event
System down during a heat wave, especially with infants, elderly family members, or medical needs in the home.
Water where it shouldn’t be
Condensate overflowing from an air handler or furnace, ceiling stains under an attic unit, or a frozen-then-thawed coil dumping water.
Burning smells or breaker trips
Electrical odors from equipment, repeated breaker trips, or a system that shuts itself down and won’t restart. Stop running it and call.
Commercial equipment down
A rooftop unit, make-up air, or server-room cooling failure costing you business by the hour. We prioritize occupied commercial spaces.
Smell gas? Don’t call us first.
Leave the building, then call 911 and your gas utility (PSE: 1-888-225-5773) from outside. We’ll handle the equipment after the line is made safe.

Priority dispatch
Genuine emergencies jump the schedule. During business hours we aim for same-day response across our South and North Sound service areas.
Stabilize first, then fix it right
First visit gets you safe and comfortable. If the equipment is at end of life, you’ll get a straight assessment and a firm replacement quote — never pressure.
Heads-up on honesty: if a repair only buys a failing system a few months, we’ll say so — with numbers. Many emergency calls end with a replacement planning range you can consider without pressure.
