Maintenance & Tune-Ups
Keep it running like the day we installed it
A one-hour seasonal tune-up is the cheapest HVAC decision you'll make all year — flat-rate, checklist-driven, and documented for your manufacturer warranty.
Seasonal tune-up
Flat-rate. Checklist-driven. No surprise add-ons.
Spring for cooling, fall for heating — multi-system and two-visit-a-year discounts available.
01 / The checklist
What a real tune-up includes
Not a filter swap and a sticker. Every visit runs the same written checklist our installers use at commissioning — measured, not eyeballed.
Cooling side
01- Condenser coil cleaned and fins straightened
- Refrigerant charge verified against manufacturer spec
- Capacitor and contactor tested under load
- Condensate drain flushed and treated
- Airflow and delta-T measured, not guessed
- Thermostat calibration and staging check
Heating side
02- Heat exchanger inspected for cracks
- Burners and flame sensor cleaned
- Gas pressure and combustion analyzed
- Defrost cycle verified (heat pumps)
- Electrical connections torqued to spec
- Filter replaced and duct connections checked
Every visit ends with a written condition report and photos — the documentation most manufacturer warranties require, kept on file so you never have to hunt for it.
02 / Why it pays
The math on maintenance
Lower bills
A dirty coil or low charge can quietly add 10–25% to heating and cooling costs. A tune-up pays for itself in a season.
Warranty protection
Most manufacturers require documented annual maintenance to honor parts warranties. We leave you the paperwork that proves it.
Longer equipment life
Systems that are cleaned and adjusted yearly routinely outlast neglected ones by 3–5 years — the cheapest replacement is the one you postpone.
Fewer emergencies
Almost every mid-January no-heat call we run traces back to something a fall tune-up would have caught for a fraction of the cost.
