Heat Pump, Furnace & AC Installation in Burien

Burien is about twenty minutes north of our Federal Way headquarters via SR-509 or I-5, and it is a city where reading the house matters more than reading the address. We install heat pumps, furnaces, air conditioning, and ductless systems from Olde Burien and the downtown blocks around Town Square to Seahurst, Three Tree Point, Gregory Heights, Lake Burien, Shorewood, Boulevard Park, and the North Highline neighborhoods annexed from the county.

Burien grew up fast after the war, so the housing stock leans 1940s–1960s: compact post-war homes and ramblers in Boulevard Park, Sunnydale, and Manhattan, mid-century view homes on the bluffs at Three Tree Point and Gregory Heights, and 1960s–70s split-levels around Lake Burien and Five Corners. A meaningful share still heats with oil or electric baseboard, and the ductwork under the ramblers has usually seen three furnaces and zero attention. Along the water, salt air is a real factor in what we spec; under the Sea-Tac flight path on the east side, many homes carry Port of Seattle sound-insulation packages that make them tighter than they look.

Electricity in Burien is split. Seattle City Light serves part of the city and Puget Sound Energy serves the rest, and the boundary does not follow neighborhood lines — so the first thing we do at an estimate is look at your electric bill, because the rebate programs differ. Natural gas, where a home has it, is Puget Sound Energy. For gas-heated homes, PSE’s heat pump rebates do not apply, and income-qualified households may instead qualify for Washington’s Home Electrification and Appliance Rebates (HEAR) program. We sort out which programs fit your house and file the paperwork as part of the proposal. Financing is available on the installation no matter which utility bills you, with the terms confirmed at your free estimate.

Housing stock we know

Post-war 1940s–60s homes and ramblers in Boulevard Park, Sunnydale, and Manhattan, mid-century view homes on the Three Tree Point and Gregory Heights bluffs, Lake Burien and Five Corners split-levels, and new townhomes near downtown.

Permits: City of Burien

The Burien Community Development permit center issues the mechanical permit, and the city runs its own electrical permitting and inspections. We pull both permits, schedule the inspections, and close them out with your project paperwork.

Utilities: two electric providers

Seattle City Light serves part of Burien and Puget Sound Energy serves the rest; natural gas, where present, is PSE. Heat pump rebate programs depend on which utility bills you and how the home heats today, so we confirm both at the estimate before quoting incentives.
