Heat Pump, Furnace & AC Installation in Bellevue

Bellevue is about thirty minutes from our Federal Way headquarters via I-5 and I-405, and the Eastside is where our crews solve a problem most contractors never mention until the inspection: where the outdoor unit is allowed to sit, and how loud it may be. We install heat pumps, furnaces, air conditioning, and ductless systems from Lake Hills, Crossroads, and Newport through Somerset and Cougar Mountain to Bridle Trails, West Bellevue, and the high-rises downtown and in Wilburton.

The 1950s and 1960s ramblers of Lake Hills, Newport, and Factoria are the Eastside’s largest single housing cohort, and most are running an aging gas furnace with no cooling — a straightforward ducted heat pump or furnace-plus-AC project once the ducts pass a static-pressure test. Somerset, Cougar Mountain, and Bridle Trails add 1980s–2000s two-story homes that are ducted and simple to convert. Downtown and Wilburton condos flip the problem: building rules and lineset routing matter more than sizing. And the large new and rebuilt homes across west Bellevue put the equipment in the rear yard by rule.

The City of Bellevue requires a mechanical permit to install or replace a heat pump or air conditioner, plus an electrical permit when the job involves new wiring or a service upgrade. Development Services also enforces sound limits at the property line — 55 dBA during the day and 45 dBA overnight — and a rear-yard placement rule with a five-foot setback for new homes and large additions, with side-yard placement allowed outside the setback when sound screening or another approved noise-reduction measure is used. We site and screen every unit to clear those limits on the first inspection. Bellevue is Puget Sound Energy territory for both electricity and natural gas; PSE runs heat pump rebates, and IDB HVAC is an enrolled PSE Trade Ally, so the rebate paperwork is filed as part of your proposal. Financing is available on the installation as well; the terms are confirmed at your free estimate, alongside the rebate eligibility.

Permits: City of Bellevue

A mechanical permit is required to install or replace a heat pump, air conditioner, or generator, plus an electrical permit when wiring or a service upgrade is involved. Development Services also reviews where the outdoor unit sits and how loud it runs at the property line. We pull the permits, site the unit to pass, and schedule the inspection.

Utilities: Puget Sound Energy

Bellevue is PSE territory for both electricity and natural gas. PSE runs rebates on qualifying heat pumps, and IDB HVAC is an enrolled PSE Trade Ally — the credential that matters for filing them. We spec rebate-eligible equipment and submit the paperwork as part of the proposal.
